Window Repair
Fixing the window, not selling you eighteen new ones
Windows that will not open, will not stay open, will not lock or will not seal. Nearly all of it is one component that has worn out on a frame with decades left in it.

Replacement windows are the most oversold product in the trade
Whole-home replacement quotes get written because that is where the margin sits, not because eighteen windows failed at once. In reality a balance loses tension, a gear strips, a roller flattens or a seal hardens — one component at a time.
Colorado's winters make the sales pitch easier, because a draughty window in January feels like a broken window. Usually it is a hardened weatherstrip or a sash that no longer closes tight, and both are cheap to put right.
Sometimes the honest answer is that nothing is broken. Condensation on the room side of your glass is indoor humidity meeting cold glass, not a failed unit, and we would rather tell you that than sell you glass.
A draughty window in January is usually a seal, not a window.

What we repair on a window
Operation, hardware, seals and screens across most residential window types.
Slider rollers and tracks
Horizontal sliders that stick, drag or jump. Rollers replaced and grit-packed tracks cleared and repaired.
Crank operators
Casement and awning cranks that spin freely, bind halfway or have stripped. The operator is replaced as a unit.
Sash balances
The reason a single-hung window will not stay up or drops when you let go. Block-and-tackle, spiral and constant-force balances replaced.
Locks, latches and keepers
Cam locks, sweep latches and strikes that no longer line up. A window that will not lock is a fast fix.
Weatherstripping and seals
Hardened and compressed seals renewed, which is the cheapest meaningful thing you can do about a cold room.
Screens
Rescreening, new frames built to size, and pet-resistant mesh.
Why windows fail in Colorado
Cold, altitude and dry air are hard on the parts that move.
Cold makes plastic brittle
A great deal of window hardware is polymer. At Colorado winter temperatures those parts lose flexibility and snap rather than flex, which is why hardware so often fails on the first really cold morning.
Freeze-thaw on every moving part
Moisture in a track or a balance channel freezes overnight and thaws by afternoon, hundreds of times a season. Mechanisms that would last decades elsewhere seize and wear here.
Dry air shrinks timber
Low humidity pulls moisture out of wooden sashes and frames. Joints open, sashes rack slightly, and a window that closed tightly for years starts letting air past.
Why we are the call for window repair
No replacement quota, and no reason to talk you into one.
We do not sell replacement windows
So we have no incentive to recommend them when a repair will hold.
Parts for older windows
Including systems whose manufacturers have merged, rebranded or vanished.
Usually one visit
Hardware, screens and seals are on the van.

Window repair questions
The window will not stay open.
The sash balance has failed. Replacing balances is one of the most routine jobs we do and it does not require a new window.
My crank turns but the window does not move.
The gears inside the operator have stripped. The operator is replaced as a unit; the window itself is fine.
There is condensation on the inside of my windows every winter morning.
That is indoor humidity meeting cold glass, not a failed window. It is worth addressing, but the answer is ventilation and humidity control rather than new glass. Moisture trapped between the panes is a different problem entirely.
A cold draught comes off my windows.
Usually hardened weatherstrip or a sash that is no longer closing tight. Both are inexpensive repairs with an immediate effect.
How much does window repair cost?
It depends entirely on what failed. Hardware and rescreening sit at the low end, glass costs more. You get a firm price on site and the estimate is free.
Other repairs we handle
Doors and windows are all we do, so whatever has failed, it is probably on this list.
